ASHRAE Level 3: Detailed Survey and Analysis
An ASHRAE Level 3 audit, commonly referred to as an Investment Grade Audit, is the most comprehensive and rigorous of all audits. The engineering analysis of this audit is focused on the capital-intensive projects identified in an ASHRAE Level 2 audit. In addition to utility data, monitoring data is also used to supplement the evaluation. Data from the building automation system or from data loggers may be utilized to obtain detailed information from major energy-consuming systems over an extended period of weeks or months. This data is utilized to create a simulation of the entire building, where a computer-generated model simulates the building's operation before and after the implementation of energy efficiency measures or major capital projects. Building owners can use this expanded level of detail to confidently determine where to make significant capital improvements.
ASHRAE Level 3 audits are intended for costly capital projects where there's less tolerance for risk. These audits use trend logs and data loggers to analyze how buildings react to changes in ambient conditions and occupancy. HVAC measures are calculated using hourly simulations. The audit provides detailed costing estimates and life cycle cost assessments. Typically, a scope of work and schematics are included with the audit, which helps the contractors understand the installation requirements. The reports provide more detailed descriptions of the measures.
ASHRAE Level 3 Energy Audits are used for major projects that require professional engineering services. These projects include major upgrades to HVAC systems, redesigning or re-engineering HVAC systems, building structural changes, and energy management systems. The funding for the project may require this level of analysis, but it is very expensive and unnecessary for most projects. The field inspection and computer analysis is similar to that of the ASHRAE Level 2 Comprehensive Energy Audit, and the report format is also similar. However, it also includes audit certification by a Professional Engineer and bid specification services. The cost for a Level 3 Audit typically starts at $10,000 and varies depending on the size of the building.
